GUIDELINES FOR OFFERING HOMES AT NORTH HAVEN
Assignment provisions
Housing will not be made available unless the service member has at least 12 months remaining during his tour, in compliance with the lease which is an initial twelve (12) months commitment (Exceptions will be considered if neighborhood is scheduled for demolition within twelve (12) months and service member elects to rent on a short term basis will full understanding of anticipated move). Service members married to other service members whose spouses accompany them on their tour are authorized assignment to family housing. Unmarried service members with accompanying (command sponsored) family members are also authorized family housing contingent upon those family members residing with them on a full time basis.
Eligibility
An eligibility date is assigned, entered into the Yardi system and the service member is placed on the applicable waiting listing – by rank, and bedroom eligibility. The service member’s eligibility dates are defined as follows:
- Permanent Change of Station (PCS) – date departed last duty station (granted only within 30 days of arrival at Fort Wainwright or Fort Greely)
- Dependent Restricted Tour – date departed previous duty station for dependent restricted tour (credit given for no more than 14 months maximum and only if service member was married prior to going on the dependent restricted tour. If service member enters into marriage during tour, the date of marriage is used as the eligibility date)
- Basic Training / Advanced Individual Training (AIT) – eligibility is the date the service member joined the service if married prior to attending AIT. If marriage occurs during attendance at AIT, then date of marriage is used for eligibility.
- Newly married – eligibility date is date of application
- Present Duty Assignment Re-enlistment – date assigned to Fort Wainwright or Fort Greely
- All other personnel – date of application
- Transfers from Fort Richardson to Forts Wainwright or Greely - If PCS, then eligibility is date of departure at Fort Richardson. If Command directed relocation, date of eligibility will be date departed the duty station prior to Fort Richardson.
When placed on the waiting list, the service member will sign a form that commits him to notify NORTH HAVEN of any changes in personal information such as phone numbers or off-post address.
The eligibility for housing will be based on the following priority sequence:

*Includes spouses and or service members looking to upgrade bedroom size based on addition of command sponsored family members. Housing will be offered to single pregnant soldiers** or families where the spouse becomes pregnant during their third trimester of pregnancy, subject to availability of housing.
Size of Housing Eligibility:
Service members will be assigned housing based on the number of dependents in their family. The following guidelines are used to make determinations of number of bedrooms eligible for:

LEASING STATEMENT
We care about you and your family’s housing situation. To best serve all of our customers it is important that you read and understand the following:
- NORTH HAVEN maintains 2 Wait Lists:
Fort Wainwright Wait List serves all of the Fort Wainwright Communities.
Fort Greely Wait List serves all of Fort Greely.
Service Members can only be on 1 Wait List based on their duty assignment location. Housing is offered as it becomes available and sometimes this may not match the Service Member’s desired community of choice.
- Service Members who apply for family housing are offered a house as it becomes available. Service Members who decline this offer will go to the bottom of the Wait List with the declining date as their new eligibility date.
When the Service Member’s name again reaches the level in which housing is offered for a second time and declines the second offer, their name will be removed from the Wait List for a minimum of six months.
After the six month period, the Service Member may contact the Leasing Office to be reinstated on the Wait List. Any request to be reinstated on the Wait List before six months must be submitted in writing and processed through the NORTH HAVEN Leasing Office.
The Service Member can request at any time to be removed from the Waitlist. If the Service Member requests to be reinstated in this situation, his/her eligibility date will be on the day NORTH HAVEN Leasing Office is notified by the Service Member in writing.
- When housing becomes available, it is offered to the Service Member based upon their eligibility date. Those with more eligibility time will have higher precedence except for Key & Essential Personnel and priority medical cases. If you are currently bound by a lease agreement in the local civilian community; these leases are factored in when housing is offered. If you are unavailable to accept housing due to a lease, you will be passed over without penalty.
- Service Members and the family who are on EFMP status must notify NORTH HAVEN at the time they in-process for housing. Supporting documents should be produced at this time to qualify them for EFMP homes.
- Service members will have the option to pre-lease a home that is on notice to vacate. Service member will accept the home ‘sight unseen’ and a move in date will be scheduled within 2 weeks of the home becoming vacant.
- Service Members, who are purchasing a home or seeking off-post rental can get information on the local community from the HSO office.
- Service members currently residing off post and requesting to move on post must ensure they provide adequate notice to their landlord in a timely manner. NORTH HAVEN will hold a house vacant for no more than two weeks to accommodate the move in date.
- Loaner Furniture is available for on-post residents only.
- The Service Member or his/her spouse with RCI-Special Power of Attorney / Military Affairs Special Power of Attorney may sign the lease.
- NORTH HAVEN does not require deposit upon move in; however pro-rated rent for the first month must be paid up front (An allotment can be scheduled if move in date is prior to DFAS month end cut-off). We accept money order, cashiers check and credit / debit cards, no cash or personal checks will be accepted.
